Rates Near 7% Are Cooling Fall Buyer Momentum in Metro Detroit

Mortgage rates climbed from about 6% in the spring to nearly 7%, and a Fed quarter-point increase is putting a damper on the September uptick in showings. Southeast Michigan homes averaged $337,000, and August sales dipped slightly but stayed fairly stable. Expect payment questions early in every buyer conversation.

Seller Impersonation Fraud Is Now Reaching Primary Residences

ALTA found 59% of firms saw at least one seller impersonation attempt in 2025, up from 28% in 2024. Vacant land is still the top target at 82%, but vacation homes (51%), rentals (48%), and primary residences (25%) are now in play. Direct contact with the seller and strong ID checks were rated the most effective defenses.

Homebuyers Say They Want Simpler Closings and Better Education

ServiceLink's 2026 State of Homebuying Report found 90% of buyers understand the title insurance fee at least somewhat, but many don't know what the policy actually protects. Buyers also want online document review and remote options while keeping a real person to guide them. A two-minute explanation from you before closing goes a long way.

The Lender's Policy Protects the Lender, Not Your Buyer

Most buyers see two title insurance lines at closing and assume one policy covers everyone. It doesn't. The lender's policy protects the lender's mortgage interest, and it winds down as the loan is paid off. The owner's policy is the one that protects your buyer's ownership and equity, and it can cover legal defense costs if someone challenges title after closing. It is a one-time premium, and coverage continues for as long as your buyer or their heirs hold the property.

The simplest way to say it to a client: the lender's policy protects the bank's loan, the owner's policy protects your home. Problems that can surface after closing include a forged deed in the chain of title, an unknown heir, a missed lien, or a recording error. Those are the kinds of risks the owner's policy is there for. Say this early in the contract period, not at the closing table, and buyers make better decisions with less stress. Mortgage rates are back around 7.25%, but Ken's message is not to let the rate become the whole story. Today's rates may feel high compared with the recent 6% to 7% range, yet the housing market has operated in much tougher environments. In 1981, the average 30-year fixed mortgage rate reached 18.63%, and people still bought and sold homes, moved, raised families, and built wealth.

For real estate and lending partners, the work is to keep perspective, educate clients, and help them make smart decisions with the information available today. A mortgage rate can change and a home can be refinanced; the right home, opportunity, or moment may not come around again. The market is still moving, and everything is going to be okay.
